The application has been refused.

Reasons for refusal are:

1.  Possible over-development of the site.
2. Archaeological assessment lacking.
3. Possible noise impact.
4. Flood risk.
5. Ecological impact.
6. Traffic impact.
7. Insufficient ‘affordable’ housing.
8. Lack of developer contributions to infrastructure.

This is a victory for local residents, but may not be the end of the story as the applicants have the right to appeal.  They could also if they wished resubmit an application after working on the reasons for refusal.
